Blacksburg and Christiansburg are located in the very scenic and unique New River Valley. The New River is one of two oldest rivers in the world, the other one is the Nile. 

Our location is within a 3-5 hour drive of Charlotte, NC; Washington, DC; Richmond or Williamsburg, VA. Interstates 81, 64 and 77 make traveling convenient and pleasant. 

With a combination of mountains, lakes, green valleys, waterfalls, the Jefferson National Forest and the Appalachian Trail, you will find all the outdoor activities and natural beauty you could hope for right here in the New River Valley! 

Mountain Lake Hotel where the movie ?Dirty Dancing? was filmed, Angel?s Rest Mountain, covered bridges, Pandapas Pond, the Cascades and the National Forest recreation areas are all a part of Giles County, only 10 to 30 minutes from Blacksburg. 

Virginia Tech, Radford University and New River Community College offer a variety of educational opportunities, entertainment and exciting sports events. Lane Stadium has just been expanded to seat 70,000 fans for the 2002-2003 Hokie football season. 

The Duck Pond on the Virginia Tech campus is a great picnic area, or just a quiet place to study and relax. 

The Bus Transit provides transportation from all over Blacksburg to Christiansburg. 

Floyd County is where you?ll find an entrance to the Blue Ridge Parkway, connecting you to the scenic mountain drive from Shenandoah National Park in West-Central Virginia to the Great Smoky Mountains National Park in North Carolina. The World Music Festival, held in September provides you with 3 remarkable days of music and more and every Friday night the bluegrass musicians play at the Floyd Country Store where you can dance or watch the square dancers and cloggers. 

Blacksburg and Christiansburg are completing the construction of new middle schools. Town parks for family enjoyment can be found throughout the Valley. Christiansburg offers the New River Valley Mall as well as a multitude of other shopping opportunities.

Pricing a house is one of the most important parts of the marketing process. You want to get as much for the property as you can, but if you set the price too high, you can turn away qualified buyers. Your real estate agent can tell you the selling price of homes comparable to yours. Pricing strategy depends on market conditions, and it is different in a buyers' market than it is in a sellers' market.

If your home is overpriced, the marketplace will reflect that to you. When a property fails to sell in a reasonable period of time, you and your real estate agent should have a frank discussion to determine whether too high a price tag is the reason. Remember that price is only one factor. Consider ways you can make the property more attractive to show by handling needed repairs, improving curb appeal or making cosmetic improvements. Improve the condition of your home and you will improve its chances of selling.
